Career Biography

Dawn Tancredi is a shareholder in Zarwin Baum’s Business Practice Group. She focuses her practice on real estate development, with an emphasis on zoning and land use planning, including appellate representation. Dawn has handled numerous complex real estate transactions as well as property tax appeals.

Dawn has represented many high profile clients including the largest developer of high end student housing in the country, the largest Buddhist monastery on the East Coast, as well as one of the most prominent international hotel companies.

Dawn is a regular speaker and author on issues involving complex real estate transactions. Her presentations include testifying by invitation of Philadelphia City Council regarding demolition regulations and lecturing at numerous seminars presented by the Pennsylvania Bar Institute. Dawn also teaches a class on real estate in the Construction Management Program of Drexel University’s College of Engineering. 

Dawn is a chair of the Zoning, Land Use and Code Enforcement Committee of the Real Property Section of the Philadelphia Bar Association, a prestigious and influential 3 person committee. She is accredited by the U.S. Green Building Council as a leadership, energy and environmental design green associate.

Dawn is a volunteer with Philadelphia VIP, an organization that promotes equal justice for the poor by providing civil legal services not otherwise available. She is also the past President of the St. Joseph’s University Law Alumni Association. 


Representative Matters


Successfully quashed the appeal against developer’s project to build single family homes for lack of standing in the Pennsylvania Commonwealth Court.

Successfully argued to the Philadelphia Court of Common Pleas that the Board of Revision of Taxes should have accepted a late application for a market value appeal as though it were timely filed saving the taxpayer more than $50,000.

Zoning and Land Use

Obtained zoning and land use approvals for the largest developer of high end student housing on a local college campus.

Obtained zoning approvals for the largest Buddhist monastery on the East coast.

Obtained zoning approvals for 96 room hotel in center city.

Obtained zoning approvals for 196 multi-family housing project on Penn’s Landing.

Obtained 10-year extension of KOEZ status of property.


Successfully represented hotel developer seeking to enforce demolition permit against adjacent neighbor.

Successfully represented developer of 50-unit building seeking to enforce demolition permit against adjacent neighbor.


Represented developer in the $15 million acquisition of multi-family development.

Represented developer in deal involving multiple properties and reverse 1031 exchanges.

Construction Defect

Represented developer of 6 single family homes in the arbitration of a construction defect case involving alleged faulty windows and stucco.
