Career Biography

Mr. Rubin primarily handles banking and real estate matters, including residential and commercial sales, loan documentation, acquisitions, leasing and financing, representing sellers, purchasers, lenders, landlords and tenants. He has particular expertise in the creation, sale and purchase of condominiums, having represented developers in the conversion of properties to condominium form of ownership, as well as numerous condominium associations. Mr. Rubin also has extensive experience in representing business owners in the connection with refinance of their properties, as well as in estate administration to facilitate loan closings and settlements. Additionally, Rubin handles numerous commercial leasing matters on behalf of national landlords and tenants for shopping centers, office buildings and industrial facilities.

Representative Matters

Mr. Rubin has extensive experience in representing landlords in the negotiation of commercial leases for regional malls, shopping centers and strip centers. Mr. Rubin also holds a Pennsylvania Real Estate Brokers license.
 
Represented condominium associations in revisions to governing documents and amendments to same.
 
Represented Landlord in lease negotiation of 11 acre parcel to tenant contracting with US government.
 
Represented Borrower in $7,500,000 commercial loan transaction for commercial refinance and cashout.
 
Represented Lender in $8,100,000 loan closing for refinance of a church in Philadelphia.
 
Represented Lender in $6,250,000 loan closing for refinance of commercial property in Philadelphia.
 
Represented Lender in $12,000,000 loan closing for refinance of a multifamily property in Philadelphia.
 
Represented Commercial Tenant in acquisition of 10,000 feet of new space for by lease and assignment for office space.
 
Represented Commercial Landlord in lease negotiation for 7,500 feet of space with Tenant for ambulatory surgical center.
 
Created Condominium documentation for new condominium developments in Philadelphia and handled tax abatements for such developments.
 
Represented 350 Unit Condominium Association in all matters including contract negotiations, collections with unit owners, equity actions against owners, and interpretation of  declaration, code of regulations and rules and regulations.

Represented purchaser of multiple parcels in Philadelphia to be used for multifamily development involving an out of state financial intuition financing.

Negotiated lease agreement for a client’s 50,000 square foot Philadelphia property with a tenant who will be using the premises to conduct screening and examinations for the government.
