Scott Goldstein is a shareholder in Zarwin Baum’s commercial group primarily representing property owners, developers, lenders, and other stakeholders in all aspects of real estate transactions and financings. Scott also advises businesses and individuals in a variety of industries on both real estate and other transactional matters, including business formation and structure, mergers and acquisitions, and other agreements.
Scott’s practice is primarily focused on real estate, commercial lender representation, and corporate transactions. Scott is admitted to practice law in the Commonwealth of Pennsylvania and the State of New Jersey.
Scott earned his Juris Doctorate at the Temple University Beasley School of Law, where he was a member of the Temple Journal of Science, Technology, and Environmental Law. In addition, Scott served as a mediator for landlord-tenant and small claims cases as part of a clinical program with the City of Philadelphia. Scott earned a Bachelor of Arts degree, cum laude, from New York University, majoring in Economics with a minor in Mathematics.
Scott is active in the community and currently sits on the Board of Federation Housing, Inc., a non-profit organization dedicated to providing affordable housing for the elderly in the Philadelphia region, as well as the Associate Board for the Philadelphia Region of the Anti-Defamation League.

Represented TD Bank in a $30 million loan to PHMC West, an affiliate of Public Health Management Corporation, to support the expansion of its outpatient programs for adults and children and to begin the construction phase of an adult and child/adolescent outpatient mental health and substance use disorder program in West Philadelphia on the site of the former Mercy Philadelphia Hospital. The TD loan is supporting the $80 million renovation, restoration, and development of the PHMC Public Health Campus on Cedar, which opened on March 25, 2021. PHMC is working with partners – Penn Medicine, Children’s Hospital of Philadelphia, and the Independence Blue Cross Foundation – to transform the site into a 21st century hub for health and wellness. The project also supports local job retention and job growth, with an estimated $217 million in economic impact based on an independent review from Econsult Solutions, Inc.
